What makes a contractor "FHA 203(k) approved"?
FHA does not maintain a single national "approved contractor" list. Approval is established by meeting three requirements: holding the proper state contractor license (in our case the Maryland Home Improvement Commission license), carrying required insurance, and being accepted by the lender on your specific 203(k) loan based on credentials, references and the submitted scope of work. Key Tov Construction meets all three criteria and has the documentation lenders need to approve us on your project.
Can you work with my lender, or do I need to use yours?
We work with whatever 203(k) lender you choose. Once you have selected your lender, we coordinate directly with them throughout the process, including the work write-up review, scope revisions, draw inspections and final closeout. If you do not have a lender yet, we can suggest Maryland lenders who handle FHA 203(k) loans regularly.
How long does an FHA 203(k) renovation take?
From loan closing to final draw, most projects run 3 to 6 months depending on scope. A Limited 203(k) with cosmetic repairs may finish in 60 to 90 days. A Standard 203(k) with structural work, full kitchen and bathroom renovations and mechanical upgrades typically runs 4 to 6 months. We give you a realistic timeline in the scope of work submitted to your lender.
What happens if my project goes over budget?
Most 203(k) loans include a contingency reserve (typically 10 to 20 percent of the renovation budget) specifically for unexpected costs discovered during construction. If a true overage occurs beyond the contingency, we work with you and the lender to either reduce scope on remaining work or document the change for approval. Because we prepare detailed line-item scopes upfront, surprises are rare on our projects.
Do you handle the HUD draw inspections?
We do not perform the draw inspections (that is the role of your HUD 203(k) consultant), but we schedule them, prepare the work and documentation needed at each inspection point, and respond to anything the consultant flags. We coordinate every draw so funds release on schedule and your project keeps moving without payment gaps.
Do I need a 203(k) consultant for my project?
It depends on the loan type. A Standard 203(k) (renovations over $35,000 or involving structural work) requires a HUD-approved 203(k) consultant. A Limited 203(k) (cosmetic repairs under $35,000) does not require one. We work with consultants regularly and can recommend HUD-approved Maryland consultants if you need one for your project.
What types of properties qualify for an FHA 203(k) loan in Maryland?
Most owner-occupied single-family homes, 1 to 4 unit properties, FHA-approved condos and Maryland rowhomes qualify. The property must become the borrower's primary residence within 60 days of closing. We see 203(k) projects most often on older Baltimore City rowhomes, suburban single-family homes needing modernization and properties with deferred maintenance that traditional loans will not finance.
